Development project - Prague 6.
The development project is the construction of a residential house with a basement and a parking lot. Costs: land plot + project with building permit - 24 000 000 CZK (925 000 euros) + commission 2.5% of the cost; building materials - about 26 000 000 CZK (1 000 000 EUR); engineering, legal services, implementation costs, marketing. Total: 52,101,000 CZK (2,003,000 euros).
Prague 6 is the largest administrative district in Prague. Prague 6 is considered one of the most prestigious areas of the Czech capital. It is located in the north-western part of the city and captures its central part. In Prague 6 there are mansions of the richest people in the Czech Republic, embassies of different countries, the best schools and higher education institutions, many ancient buildings. In the territory of Prague 6 there are such microdistricts as Ruzyne, Dejvice, Liboc, Veleslavín and other territories where about 137 000 people live. The area of the district is 60 square kilometers, it borders on the districts of Prague 1 and Prague 2. There are several metro stations in the district: Borislavka, Nadrazi Veleslavín, Petriny, Dejvicka, Nemocnice Motol, but most of the districts of Prague 6 can be reached only by tram or bus.
The project cost is 2 003 000 euros (52 101 000 CZK). After the construction of the house it is possible to sell it at a price of 3,270 per sq.m. 790 sq.m. (including basement and car park) x 3 270 euro = 2 583 300 euros (67 165 800 CZK). Income: 2 583 300 euros - 2 003 000 euros = 580 300 euros or 15 087 800 CZK. ROI: 28.9%.
