Beschreibung

Description House:
The house is very nice-looking: the façade is painted light yellow, the windows white, with lightly decorated oriel windows, loggias and balconies. The staircase is also impeccable, the tiles are laid out
as a chessboard, the walls white, and salmon-colored, gray railing, and coconut textured carpentry adorns the stairs, very tasteful and unpretentious. The roof was build out in the course of comprehensive renovation work in 2002/2003 and was covered into apartment space. During the renovation, the water and electricity utilities were extended to the roof, also repaired were the facades and staircases, the yard, and new wooden insulating windows installed throughout the house, courtyard and apartment entrance doors were renovated. In addition, the balcony balustrades were also renovated. The main doorbell and letterboxes were also renewed in the course of restoration works. Last but not least the heating system and the house electrics were upgraded. The house maintenance account is extremely well-maintained - which is why all necessary work that
has been commissioned was immediately implemented. Of course, this looks good on paper and better in real live.
The building is heated by means of a gas central heating system. The energy certificate for this building is a consumption certificate. This has a consumption characteristic value of 85 kWh / (m²a).

Description Apt. 25
This very nicely cut duplex apartment has on the lower level (the 4th floor) four rooms, two of them, facing out of the front part of the house, with a hinged door and a balcony (from which you can enjoy
a really beautiful view), one large Berlin room centrally located in the middle and a room facing the courtyard, where the spiral staircase leading to the upstairs is located. In addition, on this level are the
kitchen (which is connected to the Berlin room) and a very friendly bathroom. Upstairs, under the roof, is another room with a cozy terrace. Also notable would be a rather spacious closet, a modern fully fitted kitchen and the flooring of the apartment which is laid out with wooden floorboards. This would essentially describe the apartment for sale. But this description of the apartment would not do it justice. The apartment has a tremendously charming effect on the visitor. You can feel joie de vivre and the coziness, the rooms are bright, and the lay out could not be better. No narrow hallways, on the contrary, everything opens up, without giving away too much, there is light and space everywhere. Speaking of corridors - there are none. The space is used wisely and that naturally adds a positive impact on a visitor. Upstairs there is a bit of an optimization potential: you could, if you wanted, probably built a small bathroom there, just opposite the stairs. That may bring a little extra comfort - but only if it is necessary for you, everyone has to decide for themselves.

The Zelter Strasse in Prenzlauer Berg connects the Dunckerstrasse with the Prenzlauer Allee and runs parallel to the Wichertstrasse. The location is exciting because the „hot zone“ of Prenzlauer Berg, which
is probably the most well described district in Berlin this century, begins just a few meters further, right on the other side of Wichertstrasse. That literally means around the corner. The Helmholtz quarter is just 450 meters away. There are plenty of restaurants, bars, cafés, boutiques, artsy people and locals generate a lively feel to the neighborhood. The Humannplatz (known for its friendly dog owners, and children friendly playgrounds) is also not far away. KiTas, schools of all kinds - all nearby (including prominent examples such as Berlin Kids International, where more than one little stars were cast and then there is the State Ballet School). In addition one has an excellent infrastructure along the Prenzlauer Allee. Several supermarkets, medical centers, pharmacies, bakeries, the post office, everything is right there and plenty of it. Similarly, the connection to public transport. The Prenzlauer Allee S-Bahn station is a 3-minute walk away, and the tram stop Erich-Weinert-Strasse is even closer. Alexanderplatz can be reached in about 15 minutes.
Just as fast with a car you reach the A114 to drive out of the city.
