Development project for the construction of family houses, next to Prague.
The project provides for the construction of family houses and townhouses. Stage 1 - erection of 101 houses. Stage 2 - the construction of 97 houses. At the moment, negotiations are under way to amend the project documentation to divide the 2 stage into two separate stages, namely: construction of 55 family houses and construction of 25 3-storey townhouses.
In the first and second phase of construction, 156 family houses are planned to be built. Houses will have a different area to meet the needs of different customers. The area of ​​houses will be from 137 to 247 sq.m. (including garage). The area of ​​land is from 300 to 750 sq.m.
At the third stage of construction, it is planned to erect 25 apartment houses with parking spaces and basements. Number of floors: 3 floors. Apartments in the house: 9. Total: 225 apartments of different sizes, from 60 to 100 sq.m. The total area of ​​the site is more than 100 000 sq.m.
The development project will be implemented in the village 30 km from the center of Prague. Population: 130 people (as of 2003). 1 600 people (as of 2017). The population has increased due to the construction and implementation of several residential projects, which indicates the great interest and demand for real estate in this segment. In the village, new buildings predominate. The center of Prague can be reached: in 25 minutes by car on the highway, 35 minutes by train, 30 minutes by bus. Nearby is a huge complex of hypermarkets (10 minutes by car) - Pruhonice, including a water park. In the village there is a kindergarten, grocery stores, bowling. The settlement is located 30 kilometers from the historical center of Prague and 2 kilometers from the border of Prague. Through the village there is a bus service. One bus goes to the Skalka metro station in Prague. The second - to the neighboring point Úvaly, from which the train goes to the very center of Prague (to the station Hlávní nádraží).
The cost of the project is 260 000 000 CZK. Refinancing by the bank: about 70% (182,000,000 kroons). Construction and infrastructure: 793,000,000 kroons. Financing by the bank: 70% or 555 000 000 kroons. The total number of necessary own funds (direct costs + indirect costs): about 373.5 million kroons. Total profit: 630,000,000 kroons. ROI of the project: 168% (without taking into account the interest of the bank, about 3% per annum). Direct costs of 1 053 000 000 CZK. Indirect costs 357 500 000 CZK.
